  • Months of supply: just 2.5 months (a balanced market requires 4–6 months, so inventory remains tight)
  • Home values up 3.5% over the past year, with 2–4% growth forecast through the end of 2026

Inventory remains constrained, homes are selling close to asking price, and buyer demand is steady — especially for well-maintained, move-in-ready properties. What that means for you as a seller: the opportunity is real, but so is the competition. Buyers today are more selective and better informed than ever. They've done their research, they know the comps, and they're not going to overpay for a home that doesn't show well. The good news?
